Responsibilities

Working on a full-time basis and reporting to the Senior Partner, the chosen candidate will be

Responsible for the following duties:

  • Monitoring the Electrical & ELV installation activities of the Projects to ensure compliance with the contract documents and keep the Project Manager regularly informed on the Contractor’s performance.
  • Carry out quality control on materials and workmanship, with regards to electrical & ELV engineering fit-out works. Such trades include (but not limited to)
    • Lightning protection & Earthing systems
    • Electrical power systems
    • Lighting, emergency lighting and controls
    • Data networks, CCTV, PA, access control and security systems
    • Fire Alarm systems
    • BMS
  • Issue instructions as and when required to the Contractor.
  • Reviewing, monitoring and auditing the Contractors project Quality Assurance/Quality Control Plan
  • Review and approval of materials, shop drawings and method statements.
  • Inspection of all electrical and ELV engineering works.
  • Witness the testing and commissioning of all electrical and ELV engineering systems.
  • Review of and submit to the Client certified “as-built” drawings and “Operation and Maintenance Manuals”
  • Preparing and managing the snag list of outstanding works prior to taking over.
  • Monitoring all field testing results and certifying and recommending to the Client.
  • Progressive review and approval of all Contractors’ submissions in a timely manner in accordance with the Construction Schedule.
  • Checking materials received on site, for compliance with the Contractors approved submissions.
  • Inspecting installation works and site activities in order to verify their compliance with the Contract. As necessary prepare and issue detailed snag/defect/outstanding works reports/lists
  • Verifying the manufacturers’ certificates and warranties and maintaining orderly and complete records.
  • Determining and rejecting material that are defective or not in accordance with the contract.
  • Issuing instructions to the Contractor to ensure the proper execution of the Works.
  • Progressive checking, reviewing and providing final approval of the as-built drawings prepared by the Contractor for fully completed or parts of the Work and submitting the final set to the Client upon finalization.
  • Reviewing the Contractor’s “Operation Maintenance Manuals” and submitting the final set to the Client upon finalization.
  • Participate in regular site meetings to monitor performance and progress of the Works on site.
  • Maintain up-to-date information relevant to progress, performance and quality.
  • Maintain projects records in a classified and retrievable form covering the various aspects of the works and contract.
  • Assist the Project Manager to prepare Monthly Progress Reports on work carried out by the Contractor and highlighting problems, obstacles, Shortages and recommendations.
  • Identifying cases where claims may be a potential or imminent possibility and promptly and timely notifying the Project Manager.
  • Assisting the Project Manager in the settlement of disputes or differences that may arise between the client and the Contractor to attempt to resolve claims without resorting to arbitration or litigation.
  • Advising the Project Manager on the implementation methods and procedures to minimize the potential impact of claims, both financially and time wise,
  • Appraising and advising the Project Manager on requests and claims for additional costs and extensions of time.
  • Daily inspection reports and other inspection reports.
  • Witness, acceptance & approval of the tests performed by the Contractor.

Requirements

  • A recognized professional building services engineering degree or a related qualification in this field. A master’s degree in a relevant subject would be considered an asset.
  • A proven track record with experience performing building services engineering duties including concept, scheme and detail design across a range of sectors and in projects of high complexity and scale;
  • Proficiency in the use of AutoCad and Microsoft Office. BIM and/or other related design and engineering systems as Revit and Hevacomp would be considered an asset.
  • Exceptional written and verbal communication skills in English;
  • Ability to work under pressure and to work closely with others in a multidisciplinary environment;
  • Attention to detail, influencing skills, assertiveness and the ability to understand and express technical concepts accurately with confidence and clarity;
  • Proficient analytical skills and a measured approach to decision-making, being able to take decisions as and when needed in the interest of efficiency;
