Mixed-use development comprising the construction of 430 high quality apartments and an underground retail mall (40,000m2) served by a new road cut in to an underpass to allow a pedestrian only environment above ground, a new piazza, surrounded by three new prestigious office blocks (48,000 m2), a 28-floor tower block and a 2,000 space underground car park. The project also involved the redevelopment of Tigne Fort as a heritage and craft centre and a new health and fitness club, with steam rooms created in ancient vaults in the rock below. The second phase of the scheme, comprising the Manoel Island project, includes the full restoration of the Star Fort, a World Heritage Site, a new marina village, the construction of a new breakwater to enclose the new marina and a new bridge to the Island.
